How to Rent Out Your property

You’re about to become a landlord if you’re lucky enough to own property and be in the position of being able to rent your house or apartment out. Being a landlord is generally as easy as you want to make it, but there are certain things you must do in addition to getting listed in the classified ads (whether they are London classifieds or London apartment listings).

Steps for Successful Property Rental

-STEP 1: Consult local building and zoning authorities to see if any rental restrictions apply to private residences in your area. Unfortunately they usually do. However the various safety guidelines protect both you and your tenant.

-STEP 2: Review mortgage documents for restrictions about renting out your home while the mortgage is in effect.

-STEP 3: Determine how much rent you should charge by checking rental rates of similar properties in your area, have a quick search on Live Simply and see what other people are charging. Although bear in mind amount of bedrooms, location, is it a flat/house, and how recently was it decorated..

-STEP 4: Advertise your property under free classifieds on Live Simply to attract applicants (see advice on Speed up the rental process).

-STEP 5: Prepare or obtain a rental lease for the property that spells out specific terms and conditions best to.

-STEP 6: Interview prospective tenants while showing the property. Accept applications and security deposits.

-STEP 7: Check credit, personal, and rental references of applicants, then select tenants for the property in a non-discriminatory manner.

-STEP 8: Review the terms of the lease with the selected applicants to make sure they understand all conditions before signing.

-STEP 9: Conduct a "walk-through" of the property with tenants on the day they move into your home and have them initial a "property-condition report" or an “itinerary of contents” that verifies the current condition of the property.

Tips & Warnings

-An Itinerary report, available at most office supply stores, will help avoid disputes over property damage and refunds of security deposits. Make sure you take photos of the expensive stuff. It saves time later. Also make it clear you want the property thoroughly cleaned prior to departure.

-Consult a tax adviser about the tax consequences of renting out your home.

-Landlord-tenant laws can be confusing and complex. When in doubt, consult a local solicitor.
